Loan Products

1) OWN -A-PHILIPPINE-HOME LOAN PROGRAM

Loan Purpose:

  • Acquisition or purchase of house & lot, condominium, townhouse, lot only within Metro Manila & key areas.
  • House construction / improvement
  • Refinancing / take-out of loan from other financial institutions in the Phils

Eligible Borrowers

  • Overseas Filipino Workers with a minimum employment of two (2) years in Singapore and an annual income of SGD 30,000.00
  • Natural born Filipinos who lost their Filipino citizenship (limited to a maximum lot area of 5,000 square meters)
  • Foreigners (limited to condominium units)

Basic Features

  • Minimum Loan:
    USD 10,000 for lot purchase or house improvement
    USD 20,000 for purchase of house & lot, condominium, townhouse, or house construction.
  • Loanable amount is 80% of the appraised value of the property or buyer's paying capacity (BPC), whichever is lower
  • For purchase of lot only, loanable amount is 60% of the appraised or buyer's paying capacity (BPC) whichever is lower
  • For house construction, loanable amount is 80% of the appraised value of the Bills of Materials/Construction or buyer's paying capacity (BPC) whichever is lower
  • Interest Rate:
    Fixed rate of 9.00% per annum for the first ten years
    OR prevailing USD Prime Lending Rate plus 3% spread
  • Terms of Repayment - Maximum of twenty(20) years
  • Collateral - Real Estate mortgage on the property to be financed
  • Taxes, front-end fee, legal charges for the account of the borrower

Other Requirements

  • Life Insurance equivalent at least of the loan
  • Fire Insurance coverage on the mortgaged property

Basic Requirements:

Applicant

  • Singapore issued Identification Card
  • Passport
  • Latest two (2) years Income Tax Return; if self employed, income tax return for the last 3 years
  • Payslip for the last two (2) months.
  • Certificate of Employment stating salary rate, position and length of employment.
  • Bank statements and Credit Cards Statement for the last three (3) months
  • Marriage Contract (if applicable)
  • One (1) Passport size picture
  • Credit Bureau Report

On the Collateral

On the Lot
  • Copy of Transfer Certificate of Title (TCT) / Condominium Certificate of Title (CTC)
  • Location plan with vicinity map certified by a Geodetic Engineer.
  • Tax Declaration, Current Real Estate Tax Receipt & Tax Clearance

HOUSE CONTSTRUCTION/RENOVATION

  • Bill of Materials/Construction duly signed by a Civil Engineer or Architect.
  • Floor plan & specifications

    2) PANGARAP LOANS

Eligible Borrowers

  • Available to employed PNB Singapore clients who maintain deposit accounts with PNB

Basic Features

  • Minimum Loan - SGD500.00
  • Maximum Loan - SGD10,000.00
  • Loanable Amount - 80% of the SGD equivalent of Peso Deposit or 90% of the SGD equivalent of US Dollar Deposit
  • Interest Rate - 1% flat rate per month
  • Terms of Repayment - 3 months, 6 months, 9 months, 12 months, 18, months, 24 months
  • Processing Fee - SGD50.00 (with free insurance, maximum of 12 months)
  • Monthly amortization - up to 60%v of manthly salary

Basic Requirements:

Applicant

  • Original Passbook or Certificate of Deposit
  • Employment Contract or Certificate of employment
  • Passport
  • Singapore Issued card (e.g. WP, IC, Spass, EP)

Collateral

  • US Dollar / Peso Savings Passbook / Time Deposits maintained in PNB Singapore or at any PNB Domestic Branches
